A New Chapter for Gateview

Gateview voters spoke out loud and clear this year: they believe board harmony is the top priority, and they aren’t concerned if directors ignore experts and best practices followed by other associations. That new direction reflects the leadership of FirstService Residential since they replaced Realmanage in 2018. 

As a director, I took my legal duties to heart and believed my primary goal was spending owner's money wisely while supporting genuine transparency. The 2022 election featured a new and unprecedented direction in electioneering, distinguished by personal attacks rather than focusing on actual property conditions and budget facts. I hope that doesn't continue. 

As a homeowner, my concerns have changed. They are the same as everyone else who buys a condo: keep dues affordable, avoid special assessments, and make the property look great. In this new role, I plan to promote the beauty and appeal of Gateview to residents or potential buyers.

I also intend to keep residents informed about Gateview events and board actions, both past and present. You can look forward to more articles and photos of our property here in the coming weeks and months, along with a monthly newsletter. I hope you enjoy them. 

Conserving utilities is an easy opportunity for savings and lower assessment increases. Since the Board hired FirstService in 2018, water consumption started rising (before COVID-19). It remains historically high. Meanwhile, an ongoing drought has pushed up EBMUD rates. Poor hot-water delivery and broken landscape sprinklers are obvious sources of waste. I think addressing water issues should be a priority, starting with hiring a well-qualified expert consultant to study our system. Backing a data-driven analysis rather than speculation or excuses might be the first step in finally solving this problem. Fellow directors didn't support my previous effort to bring in consultants or an engineer familiar with tuning high rise booster pumps and water pressure problems.

Property values are falling. Since the Board hired FirstService in 2018, the average sales price per square foot has dropped while dues continue to rise above inflation, and deferred maintenance remains a problem. Signs of this include corroded railings and peeling paint in many common areas. Other HOAs often consider life safety issues like missing exterior tread strips, the dark hillside path, and no evacuation maps in elevator lobbies priority items. But here they are still on a to-do list years after directors and owners raised them at meetings. When added to water waste and the lack of competitive bids, plus costly change orders, it's easy to see where savings are possible. With your support, I can push harder than ever to move forward on safety issues and get caught up on all the deferred maintenance across our campus.
